A STRATEGIC APPROACH TO SUCCESS

Real Estate Classes

Valeo Fund will pursue a “core-plus” investment strategy in which it will seek to acquire high quality assets in demand driven/supply constrained markets.

Valeo Fund expects to invest in the following classes of U.S. commercial real estate properties:

Office.  Higher quality properties in 24-hour markets will hold value better and rebound more quickly. Opportunities should surface at significant discounts to peak pricing and patience will be rewarded.

Retail.  Grocery anchored and specialty retail centers in higher income infill neighborhoods weather economic storms as well, if not better, than other real estate classes. Opportunities will arise due to the imbalance in the financial structure of assets that were improperly financed during the speculative bubble of recent years.

Debt Instruments Secured by Real Estate.  With the ongoing contraction in the credit markets, there will be numerous opportunities to purchase distressed debt secured by commercial real estate.
